DECLUTTER


Take a notepad around your home and create a list of items, objects and areas that need de cluttered. Buyers like to look in cupboards so don’t be tempted to hide stuff in there!


Be ruthless with items that are no longer required. Ladies we all know we have items of clothing and shoes that we have not worn in 12 years, take them to your local Charity Shop or take the plunge and take them to your local recycling point.


Buyers are often assessing the storage in properties so this is essential to create space in your property.


Consider removing any bulky furniture and replace with smaller furniture where necessary. There are plenty of bargains to be had these days, if you are taking the furniture to your new house, consider putting into storage, again, there is great storage solutions available at low costs.


REPAIR AND CLEAN


Make any repairs necessary, holes, broken handles, loose fittings. Re-grout tiling, re-seal baths and showers. Buyers notice the small things.


Tidy up the garden, clean patio furniture and remove any old rusty furniture. Remove old weeds and dead plants. An untidy garden will not decrease the value as such but it will affect your selling time which will cost you money.


Clean, Clean, Clean until it sparkles. Wash floors, skirting boards and windows. Pay particular attention to the bathroom. Add some nice scents either with candles or incense sticks.


FRESHEN UP PAINTWORK


Neutral paint will create space and light, two important factors when buying a property. It enables viewers to visualise the property as their own. Bright rooms are a personal preference but may not suit your buyer. It also allows the buyer to use the room immediately without having to incur expense and time by organising a tradesman. Add Kerb Appeal, Paint your front door. Be bold with colour, Red or Blue in a high gloss finish. First Impressions count. Include any garage or outside door.


ADD VALUE The kitchen is the most valuable room. It is worth the most per square foot. Replacing the kitchen can be costly but there are plenty of options for giving your kitchen a facelift. Declutter surfaces and replace any tired worktop appliances, again this can be done on a low budget.


TOP TIPS


Wall mirror create the illusion of space, consider adding some particularly in smaller rooms.


Add good lighting to dark corners and add some warm lighting in the bathroom.


Dress windows with nice curtains and beds with fresh bedding.


Add plants and flowers to add some life and light.


Get rid of bad smells. Wash bins, unblock drains.
